ITURRIGORRI AND GARDEAZABAL NEIGHBORHOODS URBANIZATION

The purpose of this contract is the developing of the urban planning documents that will allow the urbanization of the E.U. 734.01 to be carried out. The demolition of all the existing buildings is foreseen, as they lack basic habitability standards and have been declared out of order, and the construction of 85 new dwellings for which all the necessary urban services have been planned.
In the Gardeazabal Area, once the 63 existing homes have been demolished, the existing hillside will be recovered, with revegetation and environmental recovery actions.
In the Iturrigorri Area, after the demolition of the 37 existing dwellings, it is foreseen the execution, according to the planning of the P.G.O.U. of Bilbao, of a single block of 85 x 15 m, with first floor +5, which will house the future 85 projected dwellings.
The Urbanization Project will establish the alignments and gradients of the building blocks, readjusting them to those foreseen in the planning and based on the conditions of the land and the urbanization to be considered. It will be adjusted at all times to the provisions of the Modification of the General Plan of these Execution Units.
The defined works include the execution of the earthworks necessary to achieve the platform to be urbanized, the stabilization of the slope and the drainage networks necessary for the preparation of the area.
Likewise, all the necessary service connections for the new dwellings are planned, as well as the external urbanization works (sidewalk paving, lighting, street furniture, etc.).
